  Introduction Service

We provide a one off introductory service to landlords who wish to let their property and manage the day to day relationship directly with their tenants regarding maintenance issues and the collection of rental payments.

This service includes:

  • Advice as to the likely rental income.
  • Advertising and marketing the property.
  • Interviewing prospective tenants and obtaining full credit, employer and previous landlord references. Referencing also ensures the proposed tenant has the ‘Right to Rent’ a property in England. Where necessary, additional security would be requested by means of a guarantor, who would be referenced on the same basis as the tenant.
  • Preparing the tenancy agreement necessary for the landlord to gain protection to the relevant Rent and Housing Acts.
  • Liaising with a landlord’s mortgagees where necessary with regard to references and tenancy agreement.
  • Collecting and registering the deposit. Nicholas Letting Agents are members of the Deposit Protection Scheme and mydeposits. All tenant deposits are logged within these schemes in accordance with government legislation.
  • Collection of first months’ rent, making any payment due to the landlord within ten days of receiving funds.

  Rental Collection Service

We provide a Let and Rental Collection Service for landlords wishing to let their property using our letting and rental collection service, but are happy to manage the day to day running and maintenance of the property themselves.

This Service includes:

  • Advice as to the likely rental income.
  • Advertising and marketing the property.
  • Interviewing prospective tenants and obtaining full credit, employer and previous landlord references. Referencing also ensures the proposed tenant has the 'Right to Rent’ a property in England. Where necessary, additional security would be requested by means of a guarantor, who would be referenced on the same basis as the tenant.
  • Preparing the tenancy agreement necessary for the landlord to gain protection to the relevant Rent and Housing Acts, and renewing the agreement where necessary at the end of the term.
  • Liaising with a landlord’s mortgagees where necessary.
  • Collection of the rent monthly and paying over to our landlord monthly (normally sent within 10 working days of collection) less any fees or expenses due or incurred for the period. Payments will be made directly into a specified account together with a detailed rental statement.
  • Taking and registering the deposit. Nicholas Letting Agents are members of the Deposit Protection Scheme and mydeposits. All tenant deposits are logged with the schemes in accordance with government legislation.

  Full Management Service

We provide a Fully Managed Property Service to landlords wishing to let their property whilst having a minimal involvement with any issues that may arise. Our service includes everything within our Rental Collection Service with the addition of:

  • We implement the change of occupation with utility companies (i.e. electricity, gas, water and council tax), forward meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy.
  • We carry out regular inspections of the property, initially after the first month of tenancy and then on a quarterly basis. Responsibility for the management of an empty property is not normally included and will only be carried out by special arrangement.
  • We co-ordinate repair or maintenance work including arranging for tradesman to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
  • Making payments on behalf of the landlord from rents received for insurance premiums, where instructed to do so.
  • Carry out a full property inspection once the inventory check has been undertaken and a check out report has been received at the end of the tenancy. We will handle matters relating to unfair wear and tear and agree dilapidations before releasing the tenant’s deposit.
  • Collecting and forwarding landlord’s mail for a period of one month from the start of the tenancy. Where a landlord is overseas a charge may be applicable.
  • Collecting and registering the deposit. Nicholas Letting Agents are members of the Deposit Protection Scheme and mydeposits. All tenant deposits are logged with the schemes in accordance with government legislation.

  Serviced Apartments

Nicholas Letting Agents have a selection of apartments conveniently situated for clients requiring the flexibility of a short term let, whether it be Monday to Friday or for a few weeks rather than months. Serviced accommodation is fully furnished and is available for both short-term as well as long-term stays. It provides additional amenities to those expected in traditional rental accommodation and more space than in equivalent hotel rooms - on average you can expect to enjoy 30% more space than an equivalent standard of hotel and you will be provided with the following facilities free of charge:

  • Broadband internet access
  • Dishwasher and washer/dryer
  • Fully fitted kitchen with all cooking utensils
  • Oven and hob, fridge/freezer, microwave, kettle and toaster
  • All linen and towels provided
  • HD TV and DVD player
  • Freeview TV package
  • Weekly housekeeping (change of bed linen and towels) and clean throughout
  • Ironing facilities
